Well, we bought our house here in Silver Spring MD about 22 years ago. We have spent at least as much as the original purchase price on repairs and remodeling. At this point I am trying to decide what to do about the floors in the living and dining room. I am not sure that they can be refinished properly - there are a number of stains. Some boards might have to be replaced.

But we would have to move out to have that done, unless we just wanted to live in the bedrooms and eat out.

Another option is to replace, either with wood or ceramic tile. Tile floors are really nice if done correctly.

Anyway, you are right to want to do the floors before you move in.

I imagine that if pulling back the carpet reveals wood beyond repair, we'll be replacing it with more wood. Hope it doesn't come to that, though!

Yea, I keep finding all of my old 'to do lists" for the house and make a new one. Can't sell right now, just have to stick it out, so they say a few more years.
