That stinks, Pie. My husband took some convincing before agreeing to buy for that very reason...nervous about the extra expenses. But the basement in our rental has flooded two years in a row, and I think he finally understands that just because the landlord is technically responsible for repairs on a rented house doesn't mean those repairs will get done! So we're just going to try as hard as we can to keep some money in savings for emergencies and repairs.
