A tree fell on my house last Sunday leaving a 24 tile hole in the roof. The tenant who has been "unable to open mail, answer the phone, return texts or pay the rent because of depression" has found somewhere else to go, without any encouragement from me, the agent or the Residential Tenancies Tribunal, in the space of a week.
