There are always going to be people who prefer convenience , regardless of how many others prefer to move to the country. Try buying a place in Eagleview, Lionville. Just off the turnpike, it's a corporate park and housing development in one (complete with gym, clubhouse, restaurant, trails, playground, grocery store, and strip mall (dry cleaner, movie rental etc). 3-4 years ago you could get a nice unit in 'the gardens' for a little over 200K - now they're 4-500K and very rarely on the market.
